Water Damage
Water damage is a very common problem. There are many causes of stucco damage or breakdown. Most of the time it's a result of trapped moisture either from painting the stucco or from improper sprinkler placement.
Other causes can be drainage issues or soils being too high or being placed against the stucco. Also, geographical factors can cause deterioration – such as coastal living or an area with very high alkali in the soils. There is always a cure but exposing the culprit is the first place to start.
Repairing Smooth Finish Stucco
Can a smooth finish be successfully repaired? Yes, although it is considered to be the toughest type of stucco to repair. The common problem found with smoother style finishes is that it tends to show more cracking than other rougher style finishes. This is not the kind of job for your average stucco guy, but a trained technician, one that has spent time perfecting this application process.
Leaking Stucco
Leaking stucco refers to areas where certain flashing's have failed, or the vapor barrier has been compromised. Some of these types of leaks can be found atop of chimneys that didn't have a proper gap or the sealant has broken down that fastens it to the top.
It could also be at the base of the home where deterioration of the FHA has failed due to constant moisture either from sprinklers or improper landscaping and eventually leading to moisture getting inside your walls.
Broken or Rusty FHA Stucco Screeds
Metal screeds are designed to be open and exposed at the bottom of your stucco as a vent point for moisture, and they should never be covered completely by standard stucco. Replacement or repair of these broken or rusty screeds can be done without taking off the entire wall.
